What's Under Your Florida Yard — And Why It Decides Your Turf Install

Almost every artificial turf complaint we get called out to look at is a base problem wearing a turf problem's clothes. The yard puddles after a storm. A seam has dipped. An edge has lifted. One corner feels spongy underfoot. The homeowner assumes they bought bad turf, and usually they did not. Turf is the visible layer, so it takes the blame for whatever the few inches underneath it are doing. In Florida what is under there changes dramatically from one metro to the next, and it is the single biggest reason two identical-looking quotes for the same square footage can be built completely differently. This guide covers what sits under yards in Jacksonville, Orlando and Miami, what each of those soils does to a turf base, how to work out which one you have, and what to ask whoever ends up doing the work — including if that turns out not to be us.

Why the base matters more than the turf

Synthetic turf is a surface, not a structure. It has no rigidity of its own. Unroll a piece on a driveway and it lies flat because the driveway is flat, not because the turf is. Every shape it takes, it takes from the ground underneath, which means every defect the base develops eventually surfaces in the material you spent the most time choosing.

That base is a compacted layer of permeable crushed stone, screeded level and topped with a drain core before the turf ever comes off the truck. It has two jobs that pull against each other. It has to be dense enough not to move under foot traffic, dog traffic, furniture and its own weight, and porous enough that rain and pet urine pass straight through instead of sitting at the surface. Get the compaction right and the yard stays flat. Get the permeability right and the yard drains. Miss either one and the turf gets blamed for it.

This is why the honest answer to "what does artificial turf cost" is usually a question about your soil. The materials themselves sit in a fairly narrow band, roughly $3 to $7 per square foot depending on pile height, face weight and backing, while installed pricing across Florida commonly runs somewhere between $8 and $18 per square foot. Most of that spread is groundwork: how much you have to dig out, what you have to haul away, what you have to bring in, and how hard the digging is. Two yards with the same turf on top can land at opposite ends of that range purely because of what was underneath.

It is also the easiest place for a cheap bid to hide. Turf is inspectable. You can hold the sample, read the spec sheet, check the warranty. Base depth is invisible the day after the install and stays invisible for about a season. A crew that skips two inches of stone, skips a compaction pass, or lays straight over whatever was already there hands you a yard that looks identical to a properly built one on handover day. The difference shows up in year two, and by then the conversation is about the turf.

The three soils under Florida yards

Florida is not one soil. The state is sandy in the broad sense nearly everywhere, but the question that matters for a turf base is not whether there is sand at the surface. It is what sits below the top few inches, because that is the layer your base has to rest on and drain into. Across the three metros we work in, that layer differs in kind, not just in degree.

Read that as tendencies rather than guarantees. Soils change street to street and sometimes front yard to back yard, particularly where fill dirt was brought in when a subdivision was graded. A Winter Park yard can be sandier than the table suggests, and a Jacksonville lot built up with imported soil can behave like clay. The useful part is that each of the three creates a distinct failure mode, and knowing which one you are dealing with tells you what the base has to do differently.

Sand: the settling problem

Duval County sits on loose coastal sand, and the defining property of loose sand is that it is still moving. The grains are rounded and poorly bound to one another, so under load they shuffle into tighter arrangements over time. Rain accelerates it, because water percolating down carries fine material with it and rearranges everything it passes. Ground that was perfectly level in March can be measurably lower in one spot by September without anybody having done anything wrong.

On a turf install this shows up first at the seams. A seam is where two rolls were cut, butted and glued, and it is the one line on the surface with no give in it. When the ground beneath drops even slightly on one side, the seam telegraphs it as a visible dip or a faint ridge running across the yard, and once you have noticed it you cannot stop noticing it. Edges go next. Perimeter anchoring pins the turf down into the sub-base, so if the sub-base settles away underneath, the anchoring is holding turf over a void and the edge starts to lift.

The fix is not exotic. It is depth and compaction. On sandy Duval soil we build a deeper compacted crushed-stone road base than the same job would need on firmer ground, and we compact it mechanically in passes rather than in one go. The choice of stone matters more than people expect: angular crushed stone has flat faces and sharp corners that lock into each other under compaction, which is precisely what rounded beach sand cannot do. You are effectively building a small road and putting grass on it, which is why a base spec on a Jacksonville quote can look over-engineered next to a quote from somewhere with firmer native ground.

Tree roots are the local complication that rides along with the sand. Mature shade trees anywhere in Florida send roots out shallow and wide, competing hard for the same moisture and nutrients a living lawn needs, which is a big part of why grass thins out or dies under an established canopy no matter what the soil profile is doing underneath — shade gets the blame, but root competition is doing real work too. Roots do not ruin a turf install, but they add excavation time and sometimes force a shallower base through a specific band of the yard. That is a decision worth making deliberately with the homeowner standing there, rather than discovering it with a shovel halfway through the day and adjusting the price afterwards.

Clay: the drainage problem

Central Florida has the opposite problem. Orange and Seminole County yards commonly carry clay-heavy material in the soil profile, and clay does not pass water at any useful rate. Its particles are microscopically fine, and they pack together so tightly that there is barely any space left between them for water to move through, so the ground starts behaving like a liner instead of a soil. A seasonally high water table or a compacted hardpan layer a foot or two down can produce the same standing water with no clay involved at all — the cause differs, but the yard looks identical either way. That is why an Orlando backyard can take an afternoon storm, which it gets most days through the summer, and still be soft the following morning.

Homeowners often arrive at artificial turf as the answer to exactly this. The yard is mud, the dogs track it inside, the grass has given up in the traffic lanes, so they replace the grass. But the grass was never the problem. If turf goes down over unamended clay the water still has nowhere to go. It now sits in a thin layer between the clay and the underside of the turf backing, which is a worse place for it than open soil. The yard stops looking muddy and starts feeling spongy, holding smell, and staying wet for a day after everyone else on the street has dried out.

A clay yard is therefore not a turf job with some digging attached. It is an excavation job with turf on top. The clay inside the base footprint comes out, gets hauled off site, and is replaced with permeable crushed stone that water can actually move through, and only then does the drain core go down. Haul-off volume is usually the largest single variable in an Orlando quote, ahead of the turf and ahead of the labor to lay it. A quote that never mentions what happens to the spoil is a quote worth asking more questions about.

It is worth being precise about what drainage means, too. Water leaving the turf surface quickly is only half of it. It has to keep going, through the stone and into the sub-grade or out along a perimeter flow path, and away from the house rather than towards it. On a clay lot with a slab, where the water travels once it is under the turf matters as much as how fast it got there. Anyone competent will walk the fall of the yard with you before quoting, because that walk is where the drainage plan actually gets made.

Limestone: the excavation problem

Much of Miami-Dade sits on oolitic limestone, often within a foot or two of the surface and sometimes effectively at it under a thin skin of soil. Oolitic limestone is a sedimentary rock built from tiny concentric grains. It is not granite, it can be cut and broken, but it is rock. Digging it is slower, louder and harder on equipment than digging sand or clay, and no amount of scheduling optimism changes that.

The instinct is to fight it, to specify a standard base depth and excavate down to it regardless of what is in the way. That is usually the wrong call. Limestone is not a drainage villain the way clay is. It is fractured and porous in places, and water does move through it. What the install actually needs is enough compacted permeable base to hold the surface flat and get liquid off it, and where the rock is shallow that can be achieved with less excavation than a sandy yard would need. Adjusting base depth to the rock, rather than breaking through it to hit a number carried over from another job, keeps the build sound and keeps hours off the invoice.

Most of what makes Miami quotes vary, though, is access rather than geology. Two jobs of identical size and identical turf can land at opposite ends of the price range purely because of how the crew and material actually reach the yard: a ground-level side yard is a straightforward haul, while a high-rise balcony or rooftop adds an elevator or crane lift, a weight-conscious assembly and building management scheduling — none of which has anything to do with what is under the ground. Rooftop and balcony installs are also a different build entirely: no excavation, no crushed stone, a lightweight drainage mat and pad instead, and a drainage plan that is about getting water to the drains that already exist rather than into the ground.

Salt air is the other South Florida factor, and it applies to the hardware more than to the fibers. Anything metal in the assembly, including nails, staples and edging, is living in a corrosive environment near the water. It is a fair question to ask an installer what those components are made of, because they are the parts nobody looks at again until an edge comes loose.

How to tell what you have

You do not need a soil scientist to get a usable answer. Five checks, in ascending order of effort, will tell you most of what a quote is going to hinge on.

None of this replaces a site visit. What it does is more useful than that: it lets you tell whether the person quoting you has actually looked at your yard, or has priced it from a satellite image and a square footage.

Frequently asked questions

Can artificial turf be installed directly over existing soil?+

Technically yes, and it is the corner most often cut. In practice the soil is being asked to do a job it is not suited for: it compacts unevenly, it holds water where you need drainage, and it settles where you need it flat. A proper install strips sod and topsoil out of the footprint and replaces them with compacted permeable crushed stone, because that layer is what keeps the surface level and lets liquid through. Laying over unamended soil, and clay in particular, is the most common reason a yard that looked perfect on handover day is spongy and slow to dry a year later.

How deep does the base need to be under artificial turf in Florida?+

There is no single correct number, which is the honest answer. Base depth is set by what is underneath it. Loose coastal sand needs more depth and more compaction because it keeps settling; shallow limestone can hold a flat surface with less excavation. Use matters too, since a dog run takes more punishment than a decorative strip beside a walkway. What you should be given is a specific depth for your yard with a reason attached to it, rather than a default carried over from the last job the crew did.

Why does my artificial turf hold water or smell after it rains?+

Almost always the base rather than the turf. Pet turf backing is perforated and the drain core is built to pass liquid straight through, so if water is sitting, it is sitting on something below that will not accept it — typically unamended clay, or a base compacted so hard it has lost its permeability. Odor follows water for the same reason: urine that drains through and away does not smell, while urine held in a thin layer under the backing does. Fixing it properly means opening up the base, not replacing the turf on top of it.

Does soil type really change what artificial turf costs?+

More than any other single factor. Is artificial turf hotter than natural grass in the Florida sun?+

In direct midday sun, yes. A synthetic surface reads warmer than a living lawn, and any installer who tells you otherwise is overselling. Cooling-technology fibers run cooler than standard synthetic turf, but that comparison is between turf products — grass stays the cooler surface of the two in direct sun regardless. In practice it gets managed the way Florida homeowners already manage hot hardscape: shade, a quick hose-down before use, and walking dogs in the morning or the evening. Shaded and partly shaded yards rarely notice a difference. It is a real trade-off, and it is better decided on with accurate information than with a marketing number.

How can I tell whether the base was built properly once the job is finished?+

Walk it. A correctly built base feels uniformly firm underfoot with no soft or hollow spots, and the surface should read level when you sight down the seams. Empty a bucket of water onto it and it should disappear quickly rather than pooling. Then keep watching through a wet season, because settling and drainage faults are seasonal rather than immediate — the yard that still sights level and still drains after its first summer of storms is the one that was built right. Keep the spec sheet and the workmanship warranty somewhere you can find them again.
